Concrete work for Ashland homes and buildings
Ashland is a busy, mostly residential corner of the county between San Leandro, Castro Valley and Hayward. It has older single-story houses on narrow lots, apartment buildings, and small shops along the main roads. Our calls here follow that mix. Homeowners want a sunken driveway, a cracked patio or a lifted front walk replaced, and property managers want the walks, steps and parking areas around their buildings brought back to level.
On these lots the job usually turns on room and ground. The price moves mostly with how much old concrete comes out, how much base work the ground needs and how close a truck can get. The schedule turns on the weather and, when one's needed, the county permit. Our written estimate lists each of those line by line. Unlike the open driveways we pour in Alamo, there's rarely room here to stage forms or back a truck up to the pour, and the old slab was often sitting on dirt nobody packed, so we plan access and dig out the base before we talk about finishes.
What we pour in Ashland
Concrete driveway building
Short, narrow driveways are common here, so we dig out the old base, pack it, and pour a slab that drains to the street.

A small backyard can still hold a good patio. We slope it away from the house so winter rain doesn't pool against your walls.

Stamped concrete gives a tight front yard the look of stone or brick, and we seal it so the color holds.

Roots and settling lift the front walks on many older Ashland lots, so we replace the raised sections and pour them level again.

Older garage floors here are often cracked, stained and sunk at the edges. We pour a new slab that sheds water toward the door.

Colored and textured finishes can dress up a plain entry or side yard, and we'll tell you which ones hold up to daily traffic.

Where a yard drops toward a neighbor, we pour a concrete wall with drainage behind it so water doesn't push it out.

For a garage conversion or ground-floor unit, we pour an interior slab flat and level so finish flooring lies right on it.

Small Ashland backyards leave little room around a pool. We pitch the deck to drain splash water and leave a finish feet can grip.

Front steps on older houses here often pull away from the porch, so we form new ones with even risers and steel inside.

For a backyard unit or addition on a small lot, we pack the ground and check every line of the layout before ordering concrete.

On tight Ashland lots, we pour new foundations to the approved plans and check the steel before the inspection and the pour.

Apartment buildings and small shops here often have worn, patched lots. We replace failed sections and pour them to drain away from the buildings.

Carports and patio covers rest on footings that carry their weight into the ground, so we dig and pour them to the plans.

When an older house has settled and doors start sticking, we look at why it moved before we talk about lifting it.

What Ashland's weather and ground ask of a slab
Dry summer days and the afternoon breeze off the bay pull water out of the top of a fresh slab before the concrete under it has set, and that's what leaves a weak, dusty surface a year later. We pour early in the day and keep the slab damp through curing, the wait while it gains strength, and we'll tell you when it's ready for foot traffic and when it's ready for your car.
Most of the slabs we tear out here sank or cracked for the same reason. They were poured on dirt that was raked level instead of dug out and packed, so the ground settled and the concrete went with it. We dig down to firm ground, pack the base, and cut control joints, shallow grooves that give the slab a straight place to crack as it shrinks. Concrete still cracks, and I won't tell you otherwise, but with a packed base it cracks where we chose and stays level. If the budget is tight, I'd rather you skip a fancy finish than cut corners on the base, because you can redo a finish later and you can't fix what's under a slab without tearing it out.

Ashland concrete questions
Who issues permits for concrete work in Ashland, CA?
Alameda County does, because Ashland is an unincorporated community with no city government of its own. The county's building inspection division issues permits and does the inspections for privately funded construction in the unincorporated areas, so there's no city office to go to. Before we start, we confirm which office covers your address, and when your job needs a permit we handle the application and the inspections and keep you posted.
How do I apply for a building permit in Ashland?
You apply through the Alameda County Permit Portal, where owners and contractors file applications, submit plans, schedule inspections and check a permit's status. The county's permits page also lists a separate category for work in county roads, sidewalks and the public right-of-way, so ask about it if your job reaches the street or a public sidewalk. If we're doing the job, you can leave the filing to us.
When does a concrete contractor need a state license in California?
A contractor needs a license from the California Contractors State License Board when the job needs a building permit, uses any workers besides the contractor, or costs $1,000 or more in labor and materials. In practice that covers most driveway, patio and foundation work. In Ashland the county also requires its annual business license for anyone doing business in the unincorporated area, even a business based in another city, so it's fair to ask a contractor about both. We're licensed and fully insured.
How much does a concrete driveway cost in Ashland, CA?
It depends on the size of the slab and the work under and around it, so I don't give a figure until I've measured your driveway. Beyond the tear-out and base work, the price goes up when you add thickness, a stamped or colored finish, or rebar, which is steel set inside the slab to keep cracked pieces from separating. It comes down with a plain broom finish, a light dragged texture that gives tires and shoes grip, and our estimate shows each choice as its own line.
What is the best time of year to pour concrete in Ashland?
Late spring through early fall is the easiest stretch, because nearly all of the county's rain falls between October and April. Rain hurts concrete work twice, since a soaked subgrade, the ground the slab sits on, won't pack firm, and a shower on a fresh pour can wash out the top. We do pour in winter between storms when the ground is dry enough, and I'll tell you at the estimate if your job is better off waiting.
How does the Hayward Fault affect a new foundation in Ashland?
It's a real concern in this part of the county, but the regional maps alone don't tell you whether your lot sits in a mapped zone. The county's own findings place earthquake fault zones and seismic hazard areas throughout the county, including heavily populated stretches along the Hayward Fault, and a state map of preliminary zones takes in the county along with Hayward and San Leandro. We pour foundations and footings to the approved plans, with the rebar checked before the truck arrives, and we don't trim steel or layout to save money.
